Beltway Plaza Redevelopment

Beltway Plaza Mall owner, Quantum Corporation, plans to turn the 54-acre, 1970s-style mall into a modern, mixed-use shopping center, combining residential units with retail stores, recreational ammenities and walkable outdoor areas. Plans call for creating 2,500 apartments and condominiums, 20,000 square feet of indoor recreational space and five acres of open space, while cutting retail space back from 1 million to 700,000 square feet. The redevelopment will occur in phases over the span of a decade. The conceptual site plan and preliminary plan of subdivision have been approved. The detailed site plan for phase I - residential housing in the rear of the mall - is under review.

In conjunction with the redevelopment of Beltway Plaza Mall, major improvements are planned along Greenbelt Road. An Urban Land Institute Technical Assistance Panel (ULI TAP) performed a study of Greenbelt Road in June 2018 and published its recommendations for improvements in a report (below). The municipalities of Berwyn Heights, Greenbelt and College Park have since formed a Greenbelt Road Task Force and smaller working group to create a roadmap for implementing Greenbelt Road improvements.
